We are currently seeking a /Leasing Specialist/ to assist in the daily operations of an Affordable Housing Apartment Community in /Bossier City, LA./ The Ideal Candidate will have extensive HUD Section 8 experience, previous leasing experience, and customer service experience.
Job Description Summary
Under the supervision of the Community Manager, this position is responsible for intake and processing of rental applications and leasing apartments while maintaining strong customer service and satisfaction. Lawler Wood Housing, LLC places a great deal of trust and confidence in the Leasing Specialist. The Leasing Specialist is part of the administrative team in charge of day-to-day operations.
Essential Duties & Responsibilities
1. Responsible for all stages of rental application intake and processing.
2. Ensure that move-ins and move-outs have been coordinated with the Community Manager and that units are inspected and made ready prior to move-in.
3. Maintain a working knowledge of company and community policies and be able to explain them to residents and potential residents.
4. Properly review and process all applications for residency, verifications, move-in, and recertification as needed.
5. Have a comprehensive working knowledge of all lease related documents and be able to accurately complete the documents in a timely manner.
6. Assist in preparing and implementing the Marketing Plan. Continually be familiar with competitive communities.
7. Assist in the collection and deposit of all resident payments. Daily deposits are required.
8. Respond to resident requests promptly and courteously and resolve resident issues in a manner beneficial to the resident and the Company.
9. Maintain a courteous and helpful attitude to residents and potential residents.
10. Accurately track and report leasing traffic on a daily basis.
11. Maintain a working knowledge of all Fair Housing laws, policies, and practices and be fair and consistent in upholding these and all company policies.
12. Effectively represent the Owner in community activities, especially those related to senior citizens at elderly properties.
13. Perform all other duties as required.
Working Conditions
A Leasing Specialist will spend intermittent time sitting, standing, using office equipment and computers. A Leasing Specialist may have to do light lifting of less than twenty (20) pounds for supplies and materials occasionally. The incumbent is located in a busy, open area office. The incumbent is faced with frequent interruptions.
Skills & Qualifications
1. Apartment leasing experience is preferred.
2. The Leasing Specialist should possess good sales skills, human relations skills, and the ability to work well with others. The Leasing Specialist must have excellent oral and written communication skills.
3. The Leasing Specialist must have a pleasing personality and be congenial to all residents. He or she must be fair and consistent in upholding all policies. He or she must understand people and their needs. It is the policy of Lawler Wood Housing, LLC that all Leasing Specialists adhere to the Equal Opportunity and Fair Housing Requirements. The Leasing Specialist should be acquainted with the cultural backgrounds and economic status of the residents. It must be remembered at all times that we are often dealing with people with economic problems.
4. Interest and enthusiasm are required to perform the duties.
5. Must use common sense and judgment in day-to-day contact with residents and other business associates.
6. The Leasing Specialist should be neat, clean, professional at all times and should dress appropriately.
7. The Leasing Specialist must be able to operate a computer, calculator, and telephone system.
8. The Administrative Assistant should have some accounting and/or administrative background.
9. The Leasing Specialist must have a high school diploma.
10. The Leasing Specialist must maintain a valid driver's license at all times.Estimated Salary: $20 to $28 per hour based on qualifications.
